IPS was retained to complete a Planning Justification Report relative to the Official Plan and Zoning By-Law Amendment applications. The proposed applications facilitate additional commercial development on 2.8 ha of land in the Town of Goderich, County of Huron.
Orillia Development
Orillia, ON
The owner had assembled the lands over the past few decades, and wanted to proceed with the development of a single commercial building. However, a deeming bylaw was necessary to deem the land holdings not to be a part of the existing plan of subdivision. The landholding included the following addresses: 51, 55, 57 and 59 Front Street North, 88, 90 and 100 Coldwater Street and 56, 60, 62, 66, and 68 Matchedash Street North. While not one single lot within the land holdings is large enough to permit the proposed commercial development, by merging the lands together as one, the development could occur.
Huronia Development

IPS was retained to complete an Official Plan Amendment, Zoning By-Law Amendment and Site Plan Application. The intent was to permit commercial and residential development on lands previously zoned for industrial and environmental protection. The development is situated on 10.05 ha of lands, 4.71 ha to be designated residential and 4.17 ha to be designated commercial. The remaining 1.16 ha will be designated environmental protection.

Mapleview Drive West, City of Barrie, ON
Innovative Planning Solutions was retained to complete a Planning Justification Report for Official Plan and Zoning Bylaw Amendments. The property possesses an overall area of 10.19ha with frontage on Mapleview Drive West and Essa Road. The site will be composed of 44% commercial lands and 47% residential and mixed use lands.

Innovative Planning Solutions was retained to complete a planning justification report, Plan of Condominium and Site Plan Amendment. The property is located on 0.73 ha of lands in the City of Markham in the Regional Municipality of York. There was a total of 6 industrial condominium units converted.
