For Phase I of this project IPS obtained a Zoning By-Law Amendment and Site Plan Approval to allow for a 76-unit Multi-Residential Development in nine blocks. Phase II involved a Zoning By-Law Amendment to allow for 45 Townhouse Units. This development is intended to assist in the transformation of Essa Road into the intensification corridor envisioned by the City of Barrie.
IPS was retained to complete a Planning Justification report regarding Official Plan & By-Law Amendment. The proposed development consists of a 10-storey building, five four-plex buildings and four 5-storey buildings. Central to this development there is a proposed parkland space which will be accessible to all residents. This beautiful green space will help create a sense of community among the residents. IPS also worked to complete a Draft Plan of the subdivision.
IPS is involved in applications for Zoning Bylaw Amendment and Plan of Condominium for an intensification project in the Town of Richmond Hill. The project was designed to achieve the highest and best use of the lands while respecting the existing neighborhood.
IPS was retained to complete a Planning Justification Report for a Zoning By-Law Amendment Application and Redline Revision to Phase II of the Aspen Ridge Draft Plan of Subdivision. The purpose of the Redline Revision application is to reconfigure the existing Draft Plan to permit the development of 69 townhouse units replacing the 15 single-detached dwellings and 30 semi-detached dwellings contemplated under the current approval.
