Our staff completed a Planning Justification Report in relation to a zoning By-Law Application for the subject lands. The intent of the application was to obtain approval for the development of a six-storey building with 57 apartment units.
IPS was retained to aid in the development of Phase II of this project which proposes an 8 storey apartment building with 89 units. A Planning Justification Report was completed relating to a Site Plan Application and a Minor Variance Application.
The purpose of this Zoning By-Law Amendment was to obtain approval to develop the property with a 12-storey apartment building which consisted of 220 units on 1.92 ha of land. The subject property is located east of the Edgehill Drive and Anne Street intersection. This project allowed for one of the highest densities outside of the Urban Growth Center.
