Innovative Planning Solutions was retained to assist in the development of a new Master Planned community. Applications for Official Plan, Zoning By-Law Amendments, Draft Plan of Subdivision and Site Plan applications are required. The proposed community consists of over 1000 residential units, commercial uses, a new municipal recreation centre and other public uses.
Lily Lake
City of Peterborough, ON
IPS was retained to aid in the Draft Plan of Subdivision and Zoning By-Law Amendment applications. The subject lands are in the City of Peterborough and encompass an area of 114.5 ha. The proposed Subdivision will consist of 1,257 residential lots with another estimated 340 residential units on medium-high density blocks. In additional, the subdivision will also reserve land for commercial use, institutional use, as well as parkland and other designated spaces.
MacKay Road Development
McKay Road West, City of Barrie
Innovative Planning Solutions has submitted applications for Draft Plan of Subdivision and Zoning Bylaw Amendment for a multi phase mixed use development. The first phase consists of 839 residential units, mixed use blocks and a large neighborhood park and public elementary school site.
Angus Greens
Township of Essa, County of Simcoe
IPS is involved in applications for Official Plan and Zoning Bylaw Amendments, Draft Plan of Subdivision and site plan applications for a 200 plus unit residential development on an existing golf course. Project design includes multiple unit typologies, commercial development, park space and preservation of environmentally sensitive areas.
Georgian Sands
Town of Wasaga Beach, County of Simcoe
IPS was retained to assist in a Zoning By-Law Amendment and Draft Plan of a Subdivision known as Georgian Sands. The development spanned over 134.45 ha of lands and was split into six development phases. Approximately 50 ha of the lands were designated for residential use, 106 designated commercial & tourism and the remaining lands to be composed of natural heritage systems, environmental protection and park lands.
Cortel Stayner
Township of Clearview, County of Simcoe
IPS aided in the development of an Official Plan, Zoning By-law Amendment and Draft Plan of Subdivision application. The proposed development is in the settlement area of Stayner, in the Township of Clearview and is situated on 43.5 ha of land. IPS was successful in aiding in the development which consisted of multi phases and is currently under construction.
