IPS was retained to complete a Planning Justification Report in relation to an Official Plan Amendment, Zoning By-law Amendment and Plan of Subdivision applications for the subject lands. The intent is to develop a comprehensive mixed use development containing both residential and commercial uses. Specifically, the development was for three six-storey mixed use buildings & five six-storey residential buildings.

Matchedash St. Orillia, ON

IPS worked with the client and the municipality to accommodate this residential redevelopment through a Zoning By-Laws Amendment. The subject lands consist of 0.35 ha of land with frontage on Mississauga, Matchedash & Colborne Street. The proposed development includes a 5-storey mixed-use building. Total of 73 residential units, 6 designed as live/work units. The 2 storeys above grade are intended to provide retail and professional office space. Residential units will be located above the commercial area and parking was to be available both on street and underground.

Innisfil Beach Road, Innisfil, ON

A Zoning By-law Amendment & Site Plan Application is required for the intended development. This project is currently in progress. The current concept is a mixed use development with one four-storey building with a drive-through, two single storey commercial buildings, one single storey commercial with drive-through & seventeen three-storey townhouses.

Bayfield St, Maple Ave. and Dunlop St. W.

Our staff prepared an application for a Zoning By-Law Amendment. The purpose of the application was to obtain approval to develop a 20-storey residential building, consisting of 219 units. The subject land is 0.29 ha in the heart of Barrie at the intersection of Bayfield St. & Dunlop St. and is located in the north-west portion of the 5-points intersection.

IPS is involved in applications for Official Plan and Zoning Bylaw Amendments, Draft Plan of Subdivision and Condominium for a mixed use development consisting of 300 residential apartment units and approximately 50,000 square feet of commercial to service the community. The development also proposes a new large community park.
